The demand for decent and affordable housing in Singapore has led to the development of many condominiums. One such project born as a result of this need is the Martin Modern condo in Singapore. The Martin Modern project is located at 25 Martin Place and has a lease period of 99 years.

The developer
When the Urban Redevelopment Authority announced that there was a tender for building a condo at the lucrative 35 Martin Place, a minimum of 13 developers sent their bids to own the right to build the condo. Guocoland, a well-known developers in Singapore, won the state tender. Guocoland has developed a minimum of 30 residential projects and sold over 9,000 units. The developer’s first impact was how the land was going to be utilized. Although there was enough land to erect three towers, Guocoland opted to build only two and use the remaining piece of land to build facilities.

General overview of the Martin Modern project
The Martin Modern project was launched on the second weekend of July in 2017 and is expected to be completed in 2022. The project consists of two towers, each 30 stories high. A total of 450 units are expected to be built, although the final number may differ from the projected one. Four different types of units will be constructed. These include the 2 bedroom and study (90), 2 bedroom (150), 3 bedroom (90), 3 bedroom premium (60), and the 4 bedroom premium (60).

The units will have distinct sizes and designs. This will mean different prices for the unit types. What will be present throughout is excellence in the design and construction of each unit, designed to give its residents the best in comfort and luxury. The residents will share state of the art facilities that will make their lives enjoyable. The project is expected to have a total of 450 parking lots. The residents of Martin Modern will enjoy several benefits including:

  • Well-designed eco-friendly buildings
  • Well-designed amenities and facilities for recreational purposes
  • Quality schools within the area
  • Cooler streets due to innovative and modern design principles

Shopping Centers
No one wants to travel a great deal of distance before getting to a shopping centre. There several shopping centres within a walking distance of the Martin Modern project which include The Centrepoint, Orchard Central, Great World City, Mandarin Gallery and UE Square Shopping Mall. The residents are afforded the opportunity to enjoy shopping and other activities without worrying about transportation to and from the shopping malls.

In any society, education plays a significant role in shaping the future of the community. There is no doubt that the residents of the Martin Modern project want their children to attend good schools. The River Valley Primary School is a walk less than a kilometre away. Established in 1985, the school has consistently achieved good results.
